How to Buy a Home in Florida Without Ever Setting Foot in the State

I have closed sight-unseen purchases for buyers in New York, California, Texas and internationally. In every single case, the key wasn't luck — it was process.

Buying a home remotely used to be considered risky. In 2025, it's standard. The technology exists to make it work. The question is whether your agent is willing to do what it takes to give you the full picture — not just the highlights.

Step one: the right agent matters more remotely than it does in person.

When you're not physically present, you are entirely dependent on your agent's eyes, judgment and honesty. That means you need someone who will tell you about the neighbor who has cars parked on the lawn. The smell in the garage. The roof that looks fine in photos but has granules in the gutters. The road noise that doesn't show up on any listing.

I walk every property as if I am buying it myself. I note what the listing photos didn't show. I ask the questions you would ask if you were standing there. And I give you my honest assessment — even when it's the answer you didn't want to hear.

How the remote process actually works.

Here is what a typical remote purchase looks like when we work together:

We start with a video call to understand exactly what you're looking for — not just bedrooms and bathrooms, but lifestyle. Walkability. Commute. Whether you want to be near water. Whether the neighborhood needs to have sidewalks for a dog. The details that the search filters don't capture.

From there, I curate your showings. I filter out anything that doesn't meet your actual criteria before putting it on your radar. When you're working remotely, your time is precious — I don't send you a link to every new listing. I send you the ones worth your attention.

For properties you want to see, I do a live FaceTime or Zoom walkthrough. I open every cabinet. I show you the water pressure. I walk the lot line. I show you what's across the street and what the view from the master bedroom actually looks like at street level. I record it so you can watch it again.

Inspections protect you.

A thorough inspection is important in any purchase. For a sight-unseen purchase, it is essential. I only work with inspectors I trust — people who write thorough reports and will get on a call with you afterward to walk through everything they found in plain language.

Once the inspection report is in hand, we negotiate from there. Repair credits. Price adjustments. Walking away if the numbers don't make sense. The process is the same whether you're in Florida or 2,000 miles away. You just need someone there who will protect your interests the same way you would.

Closing remotely is simple.

You do not need to be in Florida to close. Remote online notarization makes it possible to sign all closing documents electronically from anywhere. Your title company handles the wire. Keys get handed to a trusted person locally, or held until your arrival.
